Leasing Requirements
Per Property Code Section 92.3515
- Maximum number of residents: 2
- Minimum household income: $2,955/month.
- No evictions.
- No felonies.
- Good credit (we require a full credit report).
- No smoking in or on the property.
- No Section 8.
- No pets.
- No overnight guests at property.
- No subleasing of property.
Application
Prospective tenants will need to provide the following to complete our application process:
- Each applicant 18 years and older, click form at left to download the Residential Lease Application. Fill it out completely and email it to Janet@HousingWiz.com. Fill in all blanks. Applications with blank spaces will be automatically rejected.
- Please study the ten leasing requirements above prior to submitting an application; our Property Owners do not allow exceptions.
- Email a copy of driver’s license or other valid government-issued picture ID along with the Application.
- Email a copy of the last two pay stubs.
- Email a copy of your last bank statement.
Application Verification
We will verify that your application meets our leasing requirements; there is no charge for this. If we accept it, you will receive an email requesting that you provide us with a report from TenantReportX.com that will include a Credit Report, Nationwide Criminal Search, and a Residence Verification. The cost to you of the report is $41.00. Each applicant will be required to provide a Tenant Report.
Funds Required
You will be notified if your application has been accepted. Upon lease signing, you will need the first month’s rent and a one month security deposit in certified funds. The lease will be available for your signature and certified funds; however, the property will continue to be available to other applicants if you delay signing and tendering required funds.
Property Owner
Please note that the Property Owner has the final say in approval or denial of Applicants. The Property Owner might require an additional deposit or a higher monthly rent if there are special circumstances to your application. When there are multiple applications, tenant approval is not based on a first come basis, but on the Property Owner’s selection of the best qualified application.
Real Estate Agents
If you are working with a real estate agent, your agent must show you the property and guide you through the application and leasing process; Dubois Real Estate does not show the property to prospective residents until their application has been approved and lease documents have been signed.
